Building Process

A basic guide to our building process.

Building your home can be a daunting process.

We would like to make it as stress free as possible.

This guide may not be the same for everyone so feel free to contact us for advice.

Land

Purchasing land is the first step in the building process.

When looking for your perfect block of land you should consider the size of the land, the slope of the land and the soil type.

Soil type is important as it can add considerable cost to building your home as the foundations need to be suitable for the soil.

A soil test prior to purchasing land is always a great idea to avoid extra cost at construction stage.

Pre Approval Finance

To ensure you don’t get your heart broken, finding a financier and getting a ballpark figure of how much you can borrow assist you in setting realistic goals for your new home.

Soil Test

We more are happy to arrange a soil test for you if you haven’t already done so.

You’re welcome to organise one for yourself with a certified professional soil testing company.

Plans and Quoting

Once the soil test has returned we can move onto the planning stage of your home.

Available to you is our range of house designs that can be used as they are, or altered to suit your requirements.

The Carter Homes team is more than happy to sit down with you and a draftsperson to design a custom home tailored to you and your family’s specific needs. It is at this stage we sign a preliminary contract which allows us to get your plans drawn up, soil test (if needed) and an engineer’s design of your footings and slab.

All of these documents are needed before signing any residential construction contract. The cost of this preliminary agreement will be deducted from your deposit payment of the construction contract should you proceed with Carter Homes.

Here at Carter Homes we use Queensland Master Builder contracts for peace of mind to our clients. With soil test result, engineering design and draft floor plans we can calculate a quote of your new home.

Finance

Your quote provided by Carter Homes will need to be taken to your chosen financier to gain the final approval for your home loan.

Contract Stage

Now that your finance is approved we are in the contract stage.

By this stage all of your required documents are drawn up ready for you to sign.

The documents at this stage includes – 

  • Soil Test.
  • Final Construction Plans.
  • Engineering Design for Footings and Slab.
  • Energy Assessment.
  • Specifications and Inclusions.
  • Queensland Master Builders Building Contract.

5% deposit (minus the $3500 already paid for the preliminary agreement) is required to proceed.

Upon receiving this payment, we will acquire council approvals, pay QBCC Insurance Premium, QLeave and organise Workplace Health and Safety Requirements.

Commencement of Construction

Commencing construction is the most exciting stage in the building process.

While awaiting council approval we will begin earthworks on your block of land to ensure an immediate start on construction.

Carter Homes aims for a 16 week build time which begins when your concrete slab is poured. From here we strive to keep you up to date with your build while allowing you access to your future home.

We will sit down with our qualified Interior Decorator to guide you through all your selections to make your build with Carter Homes as stress free as possible.
